The ranch is conveniently located just west of Dilley, Texas, off Highway 85. It is approximately an hour-and-a-half drive south of San Antonio. To reach the property, head south on I-35 from San Antonio, travel west of Dilley for 10± miles along Highway 85, and then 0.5± miles off CR 4843, also known as Urban Road.

The southern part of Frio County, where the ranch is located, features productive red sandy loam soil rich in iron, making it excellent for growing native grasses, forbs, or planting food plots and improved grasses. The terrain is mostly flat, with the eastern end dropping off into a brushy creek area. The property includes several interior cross-fenced pastures and a quality perimeter fence, enhancing its versatility for grazing and hunting.

The property is accessed through an automatic gate opener and features a large implement or hay shed with a metal roof, as well as a large enclosed metal barn. The centerpiece of the property is a large 4,000+ sq. ft. brick one-story house with a metal roof on a concrete slab. This house, located about a third of the way back into the property, includes a very large yard, big trees, and a huge covered back patio.
